The ADU Construction Process From Plan to Finish

A detached backyard cottage, a garage conversion, or an attached apartment can add meaningful living space to a property. But an ADU is not a small remodel with a kitchen added at the end. The ADU construction process involves zoning, utilities, structural work, permits, inspections, and finish decisions that all need to work together. Good results come from resolving the hard questions before crews arrive, not after walls are open.

For homeowners along the Wasatch Front, an ADU can create room for family, support aging in place, provide a private home office, or add a separate rental unit. The right approach depends on the property, local regulations, budget, and how the space will be used over time.

Start With Property and Feasibility Review

The first step is determining what the property can support. A contractor and, when needed, a designer or architect should review the lot layout, existing home, grade, access, and the location of utilities. This early work helps establish whether an attached ADU, detached ADU, basement conversion, or garage conversion is the most practical option.

Local rules matter from the beginning. Zoning requirements may affect the allowable unit size, setbacks, lot coverage, parking, owner-occupancy rules, and entrance placement. A concept that looks simple on paper may become expensive or impractical if it requires a major utility relocation, extensive site work, or a variance.

Existing conditions deserve the same attention. For a basement ADU, that may mean ceiling height, egress windows, moisture control, foundation conditions, and access to separate living areas. For a detached unit, it may mean excavation, drainage, power capacity, water and sewer connections, and room for equipment to reach the building site. A clear feasibility review prevents a homeowner from investing in plans that do not match the property.

Plan the ADU Around Real Use

A functional ADU begins with a clear purpose. A long-term rental unit may need durable flooring, storage, sound control, a full kitchen, and separately metered utilities. A suite for a parent or adult child may place greater value on accessible entries, wider doors, a curbless shower, and proximity to the main home. Those priorities influence the design, budget, and construction details.

The layout should address everyday living, not just square footage. Where will laundry go? Is there enough kitchen workspace? Can residents move furniture through the entry? Will bedroom windows meet emergency escape requirements? How much acoustic separation is needed between the unit and the main house? These decisions are much easier to make during design than during framing.

Budget planning should also be honest about what is behind the finishes. Cabinets, tile, fixtures, and flooring are visible line items, but site preparation, concrete, framing, insulation, HVAC, electrical service, plumbing connections, and permit fees can carry substantial costs. A dependable contractor explains where the budget is going and identifies allowances or selections that could change the final number.

Permits and Construction Documents

Once the scope is defined, the project moves into drawings, engineering where required, and permit preparation. Plans need enough detail for the local building department to review the structure, life-safety requirements, energy requirements, mechanical systems, plumbing, electrical work, and site conditions.

This stage can feel slower than homeowners expect, especially when revisions are needed. It is still time well spent. Permit review is designed to catch issues before construction, and complete plans give the contractor, subcontractors, and inspectors a common set of expectations.

An ADU often requires coordination beyond the building permit. Utility providers may need to review new or upgraded service. Sewer or water connections may require separate approvals. Detached structures may require site plans, grading details, or additional engineering. The exact path depends on the municipality and the property, which is why local experience matters.

The ADU Construction Process on Site

After permits are issued and materials are ordered, construction begins in a sequence that protects the work already completed. The schedule varies by project type, weather, inspections, and product lead times, but the major phases are generally consistent.

Site preparation, foundation, and framing

For a detached ADU, crews first prepare the site, establish access, protect surrounding areas, and complete excavation or grading. Concrete footings and foundations are installed according to the approved plans. Proper drainage, compaction, and foundation work are not the most visible parts of the project, but they affect the building for decades.

Framing follows once the foundation is ready. This is where the unit takes shape: floors, walls, roof framing, structural headers, beams, window openings, and connections to the existing home when applicable. If the ADU is attached or converted from an existing space, the work may include selective demolition, structural modifications, and reinforcement of older framing.

A contractor should inspect framing quality before it is covered. Straight walls, properly sized headers, correct connections, and thoughtful rough openings make every later phase easier. Cutting corners at this stage can lead to uneven finishes, difficult mechanical routing, or expensive corrections.

Rough mechanical work and insulation

After framing, licensed trades install the systems that make the ADU livable. Plumbing lines are run for kitchens, bathrooms, laundry, and water heating. Electricians install wiring, panels, outlets, lighting locations, and required safety devices. HVAC work provides heating, cooling, ventilation, and properly sized equipment for the unit.

This phase requires coordination. A duct route, drain line, structural beam, and recessed light cannot all occupy the same space. Planning the systems early helps avoid unnecessary field changes. It also gives the homeowner a useful checkpoint to confirm outlet locations, light placement, switch locations, and fixture plans before drywall closes the walls.

Insulation and air sealing come next, with requirements based on the approved plans and local energy code. Good insulation work helps control comfort, utility costs, and sound transfer. In an attached ADU or a converted garage, sound separation and fire-rated assemblies may require additional attention.

Drywall, finishes, and exterior work

Once rough inspections are approved, walls can be closed. Drywall, texture, paint, flooring, trim, cabinets, countertops, tile, doors, and fixtures follow in a coordinated order. This is the stage where the unit begins to look finished, but it still requires disciplined project management. Cabinets must be installed before countertops are templated, tile details must align with plumbing fixtures, and flooring transitions need to be planned rather than improvised.

Exterior work continues alongside or after interior finishes, depending on the project. Siding, roofing, gutters, exterior paint, steps, handrails, walkways, and landscaping repairs all contribute to a completed, weather-protected unit. For a backyard ADU, access paths and drainage should be treated as part of the project, not an afterthought.

Inspections Are Part of Quality Control

Inspections occur at key points during construction, commonly after foundation work, framing, rough plumbing, rough electrical, rough mechanical, insulation, and final completion. They verify that work meets the approved plans and applicable code requirements.

A passed inspection is not a substitute for contractor accountability, but it is an important layer of protection. The contractor should schedule inspections at the right time, address corrections promptly when they arise, and keep the homeowner informed about what each approval means for the schedule.

Final inspection typically occurs after required safety items, finishes, fixtures, and site details are complete. Depending on the jurisdiction and project type, the unit may also need final approvals before it can be occupied or rented. Do not assume a finished-looking space is ready for use until the required approvals are in place.

Plan for a Realistic Schedule

An ADU timeline is shaped by design completion, permit review, utility coordination, weather, material availability, inspection timing, and the complexity of the build. A garage conversion may move faster than a detached unit with a new foundation and separate utility connections. An attached ADU may require more careful sequencing to limit disruption to the occupied home.

The most reliable schedules allow time for decisions and inspections instead of treating them as interruptions. Homeowners can help keep the project moving by selecting finish materials on time and responding quickly when approvals are needed. A good builder provides a clear sequence, communicates changes early, and does not promise an unrealistic finish date just to win the project.

An ADU is a long-term addition to your property, not a temporary workaround for needing more space. Start with a feasible plan, choose a contractor who respects code and craftsmanship, and give the work the time it needs to be built right.
